The Annual Garage Door Tune Up Checklist
Why the Order Matters
A proper service works from the door outward to the machine, because the door determines what the opener has to do. Anyone who starts by adjusting the opener is treating the symptom. The sequence below is the one a competent technician follows, and it doubles as a checklist you can hold a quote against.
One: Disconnect and Run It by Hand
Everything begins with the emergency release pulled and the door operated manually. This separates the door from the opener and immediately reveals binding, roughness and imbalance that the motor would otherwise mask. If a service visit never disconnects the opener, it has skipped the most informative two minutes available.
Two: Check Balance
Raise the door to waist height and release it, then to shoulder height and release it. A balanced door holds position at both. Drifting down means weak springs, climbing means overwound. Balance is checked before anything else is adjusted, because a door out of balance invalidates every measurement taken after it.
Three: Inspect the Cables and Drums
Both lift cables are inspected along their length for broken strands, flattening, rust and kinking, with particular attention at the bottom bracket and where they wind onto the drums. The cable should sit evenly in its grooves with equal wraps on each side. This is the check that most often finds a genuinely urgent problem on an otherwise healthy door, especially in a coastal garage.
Four: Rollers, Hinges, Bearings and Brackets
Every roller is spun by hand and checked for play in the stem and wear on the wheel. Hinges are checked for cracks and elongated holes. The end bearing plates and centre bearing on the torsion shaft are checked for wear and noise. Then every fastener on every hinge and bracket is tested and tightened, which alone accounts for a large share of the rattle on an older door.
Five: Track and Alignment
Rails are checked for plumb, for equal spacing between them at several heights, for level on the horizontals, and for dents, rust and bright wear marks that show where a roller has been running against a wall rather than along the channel. Loose track brackets are tightened, and any rail out of true is adjusted.
Six: Weather Seal and Door Sections
The bottom seal is checked for perishing, tearing and gaps, and the sections are checked for cracked stiles, delamination and impact damage. This is cosmetic right until it is not, since a compromised section flexes and puts load into the hinges either side of it.
Seven: Only Now, the Opener
With the door confirmed sound, the opener is reconnected and its travel limits checked so it stops in the right places, its force settings checked so it is not pushing through resistance, its chain or belt tension checked, and its drive gear listened to. Then both safety systems are tested: the photo eye beam and the automatic reversal on a physical obstruction.
Eight: Lubrication, Last
Lubrication is the final step, not the first, because greasing a component you have not yet inspected hides exactly the wear you were looking for. The parts that want it get it, and the parts that do not are left alone.
What You Should Get at the End
A written note of what was adjusted, what was found worn but not yet failing, and an estimate of remaining spring life in cycles. That last item turns the next spring failure from an emergency into a scheduled job, which is the entire economic argument for servicing a door at all.
